Welcome to all our new Clifton Views residents we hope you enjoy living at Clifton Views.

SCHOOL HOLIDAYS!

 

We understand it is school holidays – please know where your children are at all times or be with them if you can – just because we have security gates does not mean they are safe.

Recently the amount of children playing around the fountain and front gates has been distressing – numerous times we have had to ask the children to move away from the round-about and away from the vehicle gates – still no helmets and no safety gear when they are riding bikes or scooters!

Also the amount of times we have had to ask the children to remove themselves from the gyms – by-laws state             NO CHILDREN UNDER 16 AT ANY TIME WITH OR WITHOUT AN ADULT – please for everyone’s safety discourage your children from going to the gym – even with you they are not permitted.

(Thursday) we had a MAJOR incident with youths (that do not live here) in our gym – they have been vandalizing the gym (swinging on the fans, drinking late at night) and have asked them to leave by us and Doug on a few occasions (and not to return) – today they were caught again by Grant and one of our very helpful dad’s and detained until the Police arrived – they say people are letting them in – if people knock on the door to the gyms and ask you to let them we would hope you would decline doing so!  The people detained today in the gyms were approx. 13 – 16 years of age and there were approx. 5 of them in total.

The Body Corporate is now going to be looking at installing cameras in the gym on both sides and time locks on the doors.  We will keep you updated!

Cameras have been approved for the main entrance gates and will be installed ASAP.

SECURITY AND PROPERTY

 

We have noticed quite a few remote lock up garages open during the day and night with personal possessions in them – PLEASE lock your garages at all times.  Your possessions are EASY targets.  Remember you cannot claim something is stolen if your car is unlocked or your garage open or your doors unlocked.

 

AFTER HOURS NOISE

As you all are aware Body Corporate By-Laws state that all parties/noise is to be turned down at 11.00pm.  If we are called to attend a party or excessive noise after 11.00pm a call out fee of $80 will apply.  We encourage you to be able to approach the persons responsible in a calm manner to ask them to turn the noise down.  A CALM MANNER is the best approach – being aggressive and threatening will only fuel the situation.  If you are going to have friends over – let your neighbors know – and after 11.00pm maybe take the

party elsewhere or turn it down and go inside and shut the glass sliding doors!  We are all living in close proximity to each other – this is community living and common courtesy is essential when it comes to noise.  Everyone’s tolerance is different.

If necessary call the Police but remember the Police have a very important job and their resources are best used not on noise control!

Our mobile number is for EMERGENCIES ONLY - we have been called as recent as this week by a resident at 4.15am to ask us to let them in as their security remote was not working!  This is NOT an emergency and unacceptable behavior.  Solution – park your car and walk through the pedestrian gate using your front door key OR change the batteries in your remote OR if that is not the problem come and see us to have the remote checked and if needed - replaced!  This is if you pay your rent to us if you do not pay your rent to us you need to contact your Real Estate Agent direct.

TOILETS – if you need to flush your toilet on full flush please flush twice – the cisterns are very small – we have had a lot of toilets block recently and by flushing twice will alleviate this problem.

$10 for 4WD’s and larger vehicles

Young residents of Clifton Views eager to provide a service and earn some pocket money

Safety is important to us so please keep car washing area free of children during times when cars are being washed!

COURTESY TO NEIGHBOURS – ABOVE AND BELOW!

Please be mindful of noise to your neighbours when at home – dragging furniture, late night washing machines going on (we understand that sometimes this is the only time you get to do washing), dryers, walking/running in apartments (we have been asked to resubmit this into our newsletter) – thank you for your consideration.

For our new residents – our newsletter is an informative way to keep you all up to date on what is happening around the complex and a reminder of the very basic and common sense body corporate by-laws!  We have to repeat our by-laws often – Clifton Views will always have new residents and some of our current residents need reminding!!  If you wish to advertising anything in our newsletter please let us know, our office hours are on our front door or you may email us on admin@cliftonviewsapartments.com.au

Our monthly newsletter is something that we do ourselves at our own cost and our own time – we do this voluntarily.
